We come from a range of backgrounds as real estate private equity investors, operators and investment bankers, executing across diverse product types and strategies.

Greg Hartman

Greg formed ProspectHill Group in 2013 as a private real estate investment firm based in San Francisco. Since its formation, ProspectHill has invested in a diverse range of commercial real estate in London, Los Angeles, Honolulu and the San Francisco Bay Area; in all cases, the firm works side-by-side local operators in the execution of complex real estate business plans while investing its own capital in those opportunities.

From 2003 to 2013 Greg was a founding managing member of Rockpoint Group, a global real estate private equity investment firm; and from 1995 to 2003 was a managing member of Westbrook Partners, Rockpoint’s predecessor firm. At Rockpoint and Westbrook, he was involved in all aspects of those firms’ activities and helped direct the deployment and asset management of $10 billion of equity capital through eight discretionary real estate vehicles. Over 18 years, these vehicles have controlled over $40 billion of diverse real estate assets in the US and globally.

During his tenure as a managing member at Westbrook and Rockpoint, Greg led over 100 separate ventures across the Western US, Hawaii, Asia and Europe. These investments, representing over $10 billion of asset value, included office, R&D, multi family, hotel and residential land products, typically requiring deep value add expertise to achieve their business plan objectives.

Prior to Rockpoint and Westbrook, Greg held several positions in the real estate industry including spending seven years at Morgan Stanley Realty, ultimately overseeing that firm’s western US activities. Greg remains a limited partner of Rockpoint and through ProspectHill is a Senior Director to Rockpoint and other privately held real estate firms.

Greg received an AB from Dartmouth College in 1980 and an MBA from the Stanford Graduate School of Business in 1984.

Ian Pihl

Prior to joining ProspectHill, Ian worked as a vice president of acquisitions at Embarcadero Capital Partners, as an associate and vice president of acquisitions at Rockpoint Group and as an analyst in the real estate investment banking group at Banc of America Securities. On the buy side at Embarcadero Capital Partners and Rockpoint Group, Ian worked on over $2 billion of acquisitions, financings and recapitalizations for office, multifamily, lodging and land in the western US. At Banc of America Securities, Ian was involved in over $6 billion of equity and debt placements and mergers and acquisitions advisory work.

Ian earned a BS in commerce, with honors, from the University of Virginia, and also received an MBA, with honors, from the Kellogg School of Management at Northwestern University. He lives with his wife Caitlin and daughters Ceri and Emma in San Francisco, California, and can generally be found skiing, biking, climbing and fly fishing when he is not in the office.

Gambhir Kaushek

Prior to joining ProspectHill, Gam worked as the Managing Director of WS Capital Partners for five years and as the Director of Acquisitions for DivcoWest Group for five years in San Francisco. In these roles, he both spearheaded acquisitions and capital formation activities.  Between WS and DivcoWest, Gam has led or participated in over $1.5 billion of real estate investments nationwide. Prior to these roles, Gam served as an associate and vice president of acquisitions at The Morgan Stanley Real Estate Funds in New York and San Francisco and as an acquisition analyst at Koll Bren Realty in Newport Beach and San Francisco.

Gam received a BS from Georgetown University Cum Laude in 1990 and an MBA from The Wharton School of the University of Pennsylvania in 1995.

Gam and his wife Nayna have three young children and live in Silicon Valley. When he is not working or with family, he enjoys cycling, international travel and good wine.
